Real estate appraisal, also known as property valuation or land valuation, is the process of developing an opinion of value for real property (usually market value). Real estate transactions often require appraisals because they occur infrequently and every property is unique, especially concerning its location, which is a key factor in its value. The need for appraisals arises from the heterogeneous nature of property as an investment class, with differences in attributes such as age, condition, and location contributing to variations in value.

The primary purpose of a real estate appraisal is to determine a property's market value—the most probable price the property will bring in a competitive and open market. Market value is a concept distinct from price, which is the amount actually paid for a property. An appraisal is a necessary step in a transaction whenever a mortgage is involved, as it provides assurance to the lender that the property's value meets or exceeds the amount being lent.

Appraisals are conducted by professional appraisers, who use a combination of methods to determine a property's value. These methods include the Sales Comparison Approach, the Cost Approach, and the Income Approach. Each approach has its own set of criteria and is used based on the property type and the availability of data.

Sales Comparison Approach[edit]

The Sales Comparison Approach is the most common valuation method for residential properties. It involves comparing the subject property with similar properties that have recently sold in the same area. Adjustments are made for differences between the properties, such as size, condition, and location, to arrive at an estimate of value.

Cost Approach[edit]

The Cost Approach is based on the principle that a property's value is equal to the cost of replacing it with a similar property. This approach considers the cost to replace the building, minus physical depreciation, plus the land value. It is most applicable for new properties or properties with unique or specialized improvements.

Income Approach[edit]

The Income Approach is primarily used for commercial and investment properties. It involves estimating the present value of future benefits derived from property ownership. This approach considers the property's ability to generate income, which is then capitalized into an estimate of value.

Regulation and Licensing[edit]

In many jurisdictions, real estate appraisers are required to be licensed or certified to practice. Licensing requirements vary but typically include a combination of education, experience, and passing a licensing examination. Appraisers must adhere to a set of standards, such as the Uniform Standards of Professional Appraisal Practice (USPAP) in the United States, which ensures that appraisals are performed with consistency, transparency, and professionalism.
