Landlord
A landlord is the owner of a house, apartment, condominium, land, or real estate which is rented or leased to an individual or business, who is called a tenant (also a lessee or renter). When a juristic person is in this position, the term landlord is used. Other terms include lessor and owner. The term landlady may be used for female owners, and lessor applies to both genders.
Duties and rights of landlords[edit]
Landlords' legal responsibilities include ensuring the property meets safety and health standards, maintaining the property, and making necessary repairs. They also have the right to collect rent, evict tenants for non-payment of rent or violation of lease terms, and to receive compensation for damages to the property.

Tenants have the right to a habitable dwelling, the right to withhold rent for failure to make necessary repairs, and the right to privacy. They also have the responsibility to pay rent, maintain the property, and adhere to the terms of the lease.
Landlord-tenant law[edit]
Landlord-tenant law includes rights and obligations each party has with regard to the rental property. Both landlords and tenants have specific rights and responsibilities, which are primarily determined by lease agreements and by state law.
